In Massachusetts, the eviction process begins with the landlord posting a notice to the tenant. This notice must be in writing and must specify the amount of rent owed, as well as the date it must be paid by. As an example If the tenant does not pay the rent within 14 days, the landlord must file a summons and complaint with the court. Once the summons and complaint have been filed, the tenant will receive a copy of it. If the tenant is a tenant-at-will, and it is the first notice to quit for not paying rent in the last 12 months, they have 10 days to pay. If they fail to do so, the landlord can proceed with the eviction process. If they are unable to pay, they may be eligible for rental assistance which can stop the eviction clock. Evictions typically take place Monday through Friday except on holidays, so it is important that either the tenant or an authorized representative be present at the eviction along with a moving company.
